Wet and Dry Rot Treatments in Dorchester
Wet and dry rot in Dorchester can be quite common due to lack of sub floor ventilation. Because many of Dorchester’s properties have had the ground around them raised they have blocked the air vents this causes moisture to be retained under the floor which creates the right conditions for wet and dry rot.
The problem affects all types of property, historic or modern. Dampness combined with lack of ventilation provides the ideal conditions for fungal attack.

Damp Proof Course Failures and Treatment in Dorchester
As with many early Victorian properties damp proofing courses had not been regularly installed in any building construction method until the introduction of the Public Health Act in 1875.
Three years later the Building Act of 1878 provided more detail with constructions. Dorchester grows quickly from 1861 with a population of 3,500 and by 1901 the population was around 9,000.
During the building boom of 1880 many properties were constructed with no real planning restrictions and were built by individual tradesman and to different standards.
Many early Victorian houses were built using various building methods of the time the problem was some have been laid on sleeper walls without a DPC. And others the floor joists are built into the wall, either where it’s below DPC or on internal walls where no DPC was ever installed originally. This has caused many common problems to appear from the ground up such as penetrating damp, wet rot, dry rot and an increase of woodworm in damp timbers.
How and When Dorchester Was Built.
Dorchester earliest settlement was Maiden Castle which was attacked and captured by the Romans in 44AD a year after invading the South west of Britain. Dorchester became a Roman town and was known
as Durnovaria.
The local Dorchester museum holds many fine mosaics’ and Roman artefacts.
By 1890 Dorchester had a thriving Victorian high street with terraced houses and shops.
The Victorian building boom in the 1880s saw the expansion around Dorchester town with many examples of early and late Victorian dwellings and later early Edwardian properties around Dorchester.
When the railway reached the town in 1847 this helped with rural trade and in 1848 Dorchester opened a Corn Exchange so corn could be traded and exported around the country.
Where Local Dorchester Materials Came From?
Dorchester had several clay pits in the area were local bricks were made such as Broadmayne, Puddletown, Owermoigne, West knighton and Frampton.
The old clay pit at Puddletown is marked on the map as a pond. Many other clay pits like the one at Chickerell in Weymouth are now flooded and have been used as environmental projects converted into businesses like the water garden at Chickerell.
The village at Broadmayne had a Scotch kiln which has a capacity of 35,000 bricks there colour was a speckled brick with iron pyrites spots similar to the Redland Crowborough Ashdown stock brick.
